If you’re a Colorado native or have lived here for a while, you’ll know that 9th & Colorado was lined with nothing but medical buildings. In just over twelve months, demolition was completed on 100% of the buildings north of 9th Avenue and several south of 9th Avenue.
Since the early 1920’s, the 9th & Colorado site has played an important role in the development of the University of Colorado Health Sciences Center, the development of the surrounding neighborhoods, and significant advancements in the field of medicine. For more than 75 years, the 9th & Colorado campus thrived, growing to more than 2 million square feet covering more than 26 acres. It was home to medical professionals that pioneered cancer research, public health, critical vaccines, open heart surgery, diagnostic ultrasound, genetic cloning, and the prevention and treatment of child abuse. By the late 1990’s, the University had outgrown the constraints of the 9th & Colorado campus, initiating a new era of transition.
Plans for development are BIG! The project comprises approximately two million square feet of new development on 26 acres and is being created by Continuum Partners, the developers of two of Denver metro’s most successful redevelopment projects: Denver Union Station and Belmar, and their partner CIM Group. A highly walkable development, 9th & Colorado is designed to complement and connect with the surrounding residential neighborhoods, integrating open space and pedestrian amenities with a mix of uses including residential, office, retail, and hospitality. The project includes the adaptive reuse of the Nurses’ Dormitory and the Research Bridge buildings, ensuring 9th & Colorado reflects the history of the site while creating a new iconic neighborhood.
