    The biggest attraction at Sloans Lake is the 177-acre park that surrounds a lake of the same name. The neighborhood covers an area defined by W 29th Avenue on the north, Federal Boulevard on the east, W 17th Street on the south and Sheridan Boulevard on the west.

    Being close to downtown Denver is another thing that draws people to Sloans Lake. It is only three or four miles from the heart of Denver. If you want a neighborhood feel that is close to nature and big-city amenities, think Sloans Lake.

    The lake itself was an accident. Thomas Sloan owned the property in the mid-1800s. He raised cattle and farmed the land. Unfortunately, he hit an underground aquifer located on his property. The farm flooded and the area eventually became Sloans Lake.

    The views around Sloans Lake Park are among the most breathtaking in the city. If you live in one of the new high-rise buildings, you’ll have an even more panoramic view of the water, natural landscape, and parts of the city.

    People who live in the area enjoy the fact that they can walk to the Park, shopping and dining. It’s a dynamic area favored by young urbanites, an eclectic mix of retirees, and just about everyone in between.

    Communities within the community are under construction. Those who want maintenance-free living with luxury amenities will enjoy the Sloans. The Sloans complex is a mixed-use area located on the south side of W 17th Street, just opposite Sloans Lake Park. It will include condominiums, townhomes, retail shops, restaurants, and a movie theater. There will also be community gardens and a public plaza.

    Within Sloans, Lakehouse on 17th and Perry Row at Sloans are the two places you’ll want to look at. You’ll find just the right condominum at Lakehouse. The condominium homes include one bedroom, one bath plans that range from just over 700 square feet to just over 1,000 square feet. The largest condominium is a three bedroom, three and one-half bath unit that covers just over 3,000 square feet. Lakehouse also offers two and three-story row homes.

    If you want to see other types of townhomes, Perry Row offers three and four-story residences containing approximately 1500 to 2000 square feet of living space. The townhomes offer luxury fixtures and finishes, with extra amenities for the penthouse level.

    The Park

    You’ll love the activities in the Park. While you can’t swim in the lake, there are many other things to capture your interest.

    • Biking and Walking: A 2.8 mile paved path winds around the lake, and soft surface trails are in the plan for the near future
    • Boating: You can paddle a kayak or water ski behind a power boat
    • Fishing: If you like to fish, you’ll be delighted at the variety of fish you’ll find in the lake, including rainbow trout, flathead catfish, black crappie, bluegill and more
    • Picnics: Take advantage of the picnic tables or spread a blanket on the grass
    • Sports: There’s something for all ages, including playgrounds, tennis courts, and places to play baseball, football and basketball

    Walk through the park and you’ll see runners training for one of the many organized runs in the area. You might see a family enjoying a picnic, or a group of friends playing a friendly game of soccer or football. Anglers enjoy being able to grab a pole and walk to the lake.     Even though it’s a small neighborhood, it manages to host some large events.

    Colorado Dragon Boat Festival

    Every July, the north side of Sloans Lake explodes with the largest pan-Asian Dragon Boat Festival in the country. Over 100,000 people attend the free Festival. Five stages highlight Asian arts and culture. Taste of Asia lets everyone enjoy the cuisine. The Marketplace features artwork and crafts from Asia and the Pacific. There is even a place just for kids called Dragonland.

    Everyone in your family will enjoy the free Festival’s fun and excitement. The race itself typically has more than 50 dragon boat teams. The boats are colorful, intricately decorated and fast. Each boat can hold 22 team members. There are 20 paddlers, one drummer, and one person who steers.

    The teams consist of people of all ages, fitness levels, and ethnicity. Team members enjoy the camaraderie and excitement of working together toward a goal. They’re also thrilled if they win.

    Denver Sloan Lake Art & Music Festival

    The south side of Sloans Lake Park hosts this free art and music festival every year. Artists from nearby and around the country come to the Festival to show their original works. An eclectic mix of musicians entertains the crowd. You can get your face painted, enjoy a picnic, or buy treats from the Festival food vendors. It’s a fun and relaxing way to spend an August weekend.
